We are pleased to introduce you to PayHOA, a new platform that our community is using to streamline communication, invoicing, and account management. PayHOA is designed to make it easier for owners to access their account details, pay invoices, and stay informed about community updates.
Important Note: Participation in PayHOA is completely optional. You are not required to create an account or log in to the platform.
Key Details:
Invoices Delivery: All future invoices will now be sent from mailer@payhoa.com under the name "Bentley Parc Condominiums Owners Association". Please add this email address to your safe senders list to avoid missing any important communication.
Optional Account Creation: If you'd like, you can create an account to view your account history, print invoices, and access additional features. However, you may also continue to manage dues payments using your preferred method without creating an account. The black drop box, mailing address, and ACH drafts will all continue to be utilized without change. (PayHOA adds the option to pay via credit card on their platform for a small fee, if desired.)

With the holidays quickly approaching, here are a few tips to keep things going smoothly:
Break Down Cardboard Boxes before discarding in the dumpster (or take them to a local convenience center for recycling).
Utilize The Bottom Dumpsters if you find the ones nearest you are full. The lower dumpsters are almost never at capacity.
Make Sure Your Guests Know & Observe Parking Rules before their arrival, including the location of overflow parking at the pool and pavilion area. If your neighbor has extra an extra space that they don't typically use, be sure to check with them first before allowing someone else to park there. They may be planning for guests of their own and need that space.
Check The Name & Address On The Packages You Receive before bringing them inside. With so many people shopping online and the abundance of delivery vehicles in the community, it is inevitable that mistakes will be made and packages delivered to the wrong address. By checking the packages before taking them inside your home, you reduce the risk of inadvertently having someone else's package sitting in a corner for days before realizing it.
If you find you have someone else's package, please be courteous and either notify them or take it to their unit yourself. Any Board member can help facilitate contacting the individual if needed.
If you are missing a package, check with your immediate neighbors first. Additionally, many delivery services now take photos of the actual delivery. Objects in the background of these photos may help narrow down your search. If all else fails, you can pursue a claim with the service or company itself to obtain their assistance in locating the lost package.

The Annual Homeowner's Meeting will be held on Monday, September 16th @ 6:30pm in the Pavilion. This meeting is particularly important as we will be voting on amendments to the Master Deed and By-Laws. We are working as quickly as possible to draft the proposed changes and distribute them for review prior to the meeting. In addition, some Board members will be going door to door to make sure we have the necessary attendance or proxies for voting purposes.

Our next HOA Board meeting will be July 15th at the Pavilion. All homeowners are invited to attend.
McAnally's has been working hard to trim trees and remove dead ones. This large, necessary project is winding down, with completion slated for the evening of 7/9 or morning of 7/10. Going forward, we hope to maintain a regular tree trimming schedule of every 3 years. This will avoid overgrowth and keep the trees healthier and stronger.
Additionally, Rustic Ridge started their seasonal trimming of the bushes, hedges, and overall landscaping this week. They are working through the community from top to bottom. Once all trimming is complete, fresh mulch will be laid on all landscaped areas.

Our community owes a huge debt of gratitude to Dawn Crowe for her amazing work on the landscaping around the pool. By cutting down the bamboo, she is opening up the area and making it look great.
We also want to thank Tim King again for his hard work by the creek. He continues to work on keeping the grass mowed and brush under control on the bank by the creek.
Jerry Beal is our other extraordinary volunteer who spent hot Saturdays last summer cutting dead junipers out of the landscaping. Our unpaid helpers each took the projects on because they care about making our community look nice.

The pool will open this Friday, May 10th. The cutoff and pressure regulating valves at the Pavilion have been repaired. Members of the HOA Board pressure washed and set up the patio furniture. Sara Pack repainted the small tables and Tim King did some pruning around the pool. As always, we are incredibly grateful for the both the time and effort that has been volunteered to benefit the entire community.
There is a citywide spring cleanup scheduled for this coming Saturday, May 11th between 7:00 am and 12:30 pm. This is your opportunity to dispose of unwanted household items that are oversized or otherwise inappropriate for placement in the dumpsters. Please see below for details:
Spring into action: Join Solid Waste for a citywide spring cleaning event
The Johnson City Public Works Department is offering several additional ways to dispose of unwanted items during the month of May as part of a community-wide spring cleaning event.
"Join us in a citywide cleanup to declutter our homes, clear out our basements and freshen up our yards,” said Solid Waste Assistant Manager Johnny Isaacs. “With your help and these extra City resources, we can create a cleaner, greener city."
Public Works Solid Waste will provide two drop-off sites for residents to deposit trash and bulk material on Saturday, May 11 between 7 a.m. and 12:30 p.m. To drop-off your items, bring them to the following locations:
Indian Trail Middle School, 307 Car-Mol Drive (entrance off Car-Mol Drive in the parking lot closest to the building)
Science Hill High School, 1509 John Exum Parkway (just off Liberty Bell Boulevard in parking lot I)
Acceptable items include building materials, e-waste, metal for recycling, and bulk items. No paints, tires, herbicides, insecticides or hazardous materials including paint thinners will be accepted. Assistance with unloading will be available.

There will be a community-wide water outage this Thursday, May 2nd beginning at 10:00am. A new cut-off valve is being installed for the pavilion water supply. Barring unforeseen circumstances, the outage should only last for about an hour. An email will be sent once water service has been restored. The opening of the pool has been delayed by one week to Friday, May 10th. This will allow additional time for Foxx Pools to sweep, backflush, and balance chemicals prior to opening.

4/23/24
Tim King has continued to spend time landscaping the property by the creek. He has trimmed branches and cut small trees and removed limbs from the water, making the area look like a park. We appreciate the many hours he has spent to make our community a better place to live.
Johnson City plans to extend the sidewalk in front of our community from where it stops, near the edge of our property, fully over to Zak's. This is a lower priority project, with no estimated start date as of yet. Once started, it will take about 2 weeks to complete. The largest impact to us will likely be disruptions in traffic flow. We will keep everyone informed as we are updated.

The on-site portion of our state mandated reserve study was completed last Wednesday. We should have written results in 3-4 weeks, which will help us prioritize what projects need to be done first.

As mentioned last week, our water usage for the previous cycle was much higher than normal and a leak was discovered on a main line at the end of the 129-134 row, closest to Zak's.
Repairs on the broken pipe have now been completed, but part of the sidewalk also needs repairing as soon as weather permits. We are hoping that this was the only cause of the increase in water usage, but please stay aware and feel free to reach out if you see any other potential signs of a leak.

Our water usage last month was much higher than normal. A leak has been discovered on a main line at the end of the 129-134 row, closest to Zak's. Repairs are scheduled to begin on Thursday, February 8th. As of now, the water shut offs will be isolated to those six condos from 10:00am-2:00pm. However, there is always a possibility that something could arise which would necessitate cutting off water to the entire community. In the event this should occur, we will send notification via email as soon and with as much notice as possible. In the meantime, just be aware of this potential and plan ahead as you are able.
If you have noticed that the complex is brighter at night, you can thank Shawn and Sara Pack for replacing 14 burned out light bulbs. There is also one broken fixture in need of repair, and the part has been ordered.
We have had ongoing problems with the dumpster gates. The top gates were wedged shut which kept the garbage truck from picking up the garbage last week. Shawn repaired the gates and replaced the slide that holds the gates in place. The bottom gates would not stay closed because the slide was broken and the gates did not line up, so Drew Bacon, Jim Cunningham and Shawn spent a few hours making repairs this past weekend. We are thankful for these 3 men and other volunteers in the community that help save the homeowners money.

With the recent wind and weather, several window screens have fallen off and are lying on decks or the ground below. Since some of you might not regularly use your rear entrance or deck (particularly this time of year), we just wanted to raise awareness to help you avoid your screens being damaged or lost altogether.
A 20oz, teal, vacuum insulated tumbler and lid was found in the road on the church side, between the top and middle dumpsters. If you are missing one, please contact Drew Bacon or any Board member.
Some adjustments are being made to the dumpster enclosure gates, and will continue into the coming weeks. While this will not have any impact on your use of the dumpsters, please do let us know if you see any gate that has blown open or have concerns regarding their ability to stay securely shut.

We are continuing to carefully monitor the roads in Bentley Parc . Rustic Ridge treated the main roads yesterday and again this morning. Depending on need, they are scheduled to come tomorrow morning as well.
With the significant drop in temperature tonight, there will undoubtedly be many patches of black ice. There have already been a significant number of weather related accidents in the region, many involving bodily injury and property damage, with some even leading to interstate and road closures. If you are able to stay home and inside, please do so.
If you absolutely must go out, please utilize extreme caution. Current road conditions and advisories can be obtained by dialing 511 from your phone. This free, automated service is location based, and will work for whatever region you are calling from at the time. Make sure your cell phone is fully charged. Keep extra clothing, blankets, and/or sleeping bags in your vehicle. Fill up your gas tank. Pack a bag with snacks, water, any crucial medications, and a flashlight. Remember, when in doubt, don't.

Additional Fall Trimming - The crepe myrtles are being cut back as part of our contract with Rustic Ridge. Cutting them back will keep them off the decks and provide healthier growth and blooming in the spring.

Garbage is still being left outside of the dumpsters. If one set of dumpsters are full, please take your garbage to the next available set. The bottom dumpsters are almost never full and an easy option to avoid overcrowding.
Remember to break down your boxes to conserve space. As an alternative, there are two Washington County convenience centers nearby that accept cardboard boxes - one on Boone's Creek Rd. just past the entrance to Brightridge on the left and one at Winged Deer Park near the boat ramp. Both centers are accessible to the public 24/7. These may be good options if you find yourself with a plethora of boxes leftover from holiday shopping and shipping.
December rolled out the first ACH drafts for automatic HOA due payments. While it's too late to sign up for December, you can join in at any time you like by simply filling out and returning the form. The form is now located at the bottom of the sidebar menu to the left on this website.
As a reminder, we are still completing water pressure checks at no charge to the homeowner. We have completed about a dozen readings so far and roughly half of those tested have been faulty and required replacement. The checks are being performed by Shawn Pack, Jim Cunningham, and Drew Bacon. Please feel free to reach out if you would like your unit tested. Alternatively, we also have a spare gauge available for loan if you would prefer to complete the check yourself. Contact us here, if you are interested.

Because of his health, John Phillips has moved to a one level house near his daughter. He lived in Bentley Parc for 22 years and served as President, Vice President, Treasurer and Member at Large for a large number of years. He helped on committees and worked on projects when necessary. We understand his need to move, but he will be greatly missed in our community.
Dog poop is still being left near the Pavilion. Please be respectful of your neighbors and clean up after your dog!
As a reminder, we are still completing water pressure checks at no charge to the homeowner. Quick update on Ron Hubbard - He was released to come home on Friday. His son Richard is staying with him until he is able to manage by himself. Ron welcomes phone calls or visitors if he is sitting outside.
As a reminder, this is a good time to unhook your water hose since freezing temperatures are less than 24 hours away!
We are now offering automatic drafts as a payment method for monthly HOA dues. In order to participate, you will need to fill out and sign an authorization form with your financial institution's information. This is not mandatory, just a convenient option for those who wish to use it. HOA dues will continue to be accepted via mail, black drop box, or through your own bank's bill pay.
The form is available for download in the yellow bar at the top of the website. From there, the form will need to be printed, filled out, signed, and sent back to us via mail, email, or the black drop box. You may also request a physical copy of the form if needed. Sign up now to have your HOA dues on autopilot beginning in December.
There is a new Property Consultant section on the website. It will be updated periodically with tips, tricks, and information relative to maintenance and upkeep in your home and around the community. To access it, simply click the "Property Consultant" link under the drop-down menu in the upper left corner. The first post includes important information about your home's water pressure regulator.

Many of you know Ron Hubbard who has been very active in the community in the past. He suffered a stroke a few days ago, and is in rehab in the VA. He doesn't have any paralysis and his speech wasn't affected, but he will remain in rehab at least until this Saturday. Contact me if you want more information.
Thanks to Drew Bacon and Shawn Pack for working on the bulletin board and dumpster gate over the past week. The bulletin board was brought back by request, and will serve as yet another source of information for the community. The bottom dumpster gate has been repaired and is no longer in danger of opening by itself. Additionally, each dumpster now has a reminder on it to keep the doors closed. We appreciate the cooperation from our community.

10/11/2023
The HOA board will hold its next regular meeting on 10/16/2023 at 6:30 in the Pavilion, weather permitting. If the weather is too cold, the board will meet online via videoconference.
The dead tree at the creek that was creating a danger for the community has been cut down, along with two other adjacent trees. McAnally's did an excellent job removing the logs and debris. That project is now completed.
Shawn Pack has greased all of the dumpster doors to make them easier to open and close. Please close the doors back after placing your trash INSIDE.
As a reminder, the City WILL NOT pick up any trash left outside of a dumpster. Any trash left in the enclosure, but outside of a dumpster, will have to be cleaned up by someone else in the community. Please be courteous and respectful to your fellow residents.

The pool is now closed for the season and the furniture has been stored.
Shawn Pack worked on the leaking toilet in the Pavilion and it appears to be fixed. It will be inspected again when the pool opens next year.
Rustic Ridge is currently performing the fall pruning.
The HOA is transitioning to our new bank, Mountain Commerce Bank. Both the checking and savings accounts are open and we are awaiting our new supplies to complete the transition. Updates will be provided as we receive them.

The pool will be closing for the season this Friday, September 29th. This was the latest available date for the pool maintenance company without risking freezing weather beforehand.
The playground equipment has been scrubbed and sanitized by Jim Cunningham and Roslyn Morris. Since the mulch is also now in place, the playground project is finished and ready for children to use.

The pool will be closing for the season on Friday, September 29th. This was the latest available date for the pool maintenance company without risking freezing weather beforehand.
We are streamlining and improving our invoicing system. In the interim, you will only receive an invoice if you are in arrears and/or have late fees which need to be addressed. If you do not receive an invoice, this simply means that you are either current or advanaced on your HOA dues. Another announcement will be made at the launch of the new system. We are grateful for the volunteers who moved the pile of playground mulch from the parking lot by the pool to the playground. A volunteer will pressure wash the equipment in the next 2 weeks.

A load of playground mulch is being delivered this Friday afternoon and will be dumped on the pavement nearest the tennis courts. We are asking for volunteers to help move the mulch into the playground on Saturday morning, 8/19/23, starting at 9:00. The annual homeowners’ meeting will be held on August 21st at 6:30 in the pavilion. We invite all homeowners to attend to participate in the election of a board to represent you for the next year. Even if you filled out a proxy, we urge you to attend the meeting to cast your vote in person.
Items are still being left in the dumpster enclosures rather than being put in the dumpsters. The city will not pick up anything that is outside of the dumpsters, which makes extra work for someone in the complex. Also, please close the dumpsters doors after putting your trash inside to help eliminate odors and bugs.

Blueline has begun pressure washing the buildings. If you are facing the complex, they are washing the left side of the complex first, starting with the bottom row and working up the left side. They plan to try to wash 1 or 2 buildings a day, but they will knock on your door to let you know when they are washing your building.
While your building is being washed, don’t go outside where you can come in contact with the spray.
Keep pets and children indoors until your area is dry.
Put towels under the windows inside in case of leakage.

Blueline will begin pressure washing the buildings and roofs on July 10th. Please see the 2 attachments in the notification email for important information. The attachments tell what the homeowner needs to do to prepare for the pressure washing and a price list for add-on services. The time frame for washing our buildings is between the 10th and 27th of July. Blueline will be working each day from 8:00AM to 4:00PM during that time.

Our landscaping company, Rustic Ridge, has completed the pruning and mulching in the complex. We are pleased with the hard work and quality of the job that was done.
Rustic Ridge is not hired to remove the dead juniper or prune limbs on large trees. So, there will be more work days for the volunteer landscaping team. Hopefully, more people will be able to help when the next volunteer date is published. We appreciate Jerry Beal’s leadership of the team and the hours he and the other team members have already put in to beautify our community.

The projected start date for the washing of the roofs and buildings is July 10th. Please watch the BPC website and your e-mail for details on preparation, as well as individual offers for window and deck washing.
We realize that the boxwoods are dead or dying in the complex, due to the sub-zero temperatures in December. Over the next few weeks, a team is going to trim the ones that can possibly be saved. Once we see the outcome, we’d plan what to do next.
Jerry Beal is doing some prep work to prepare for the landscape volunteer group. There will be some debris around the complex temporarily, but the cuttings will be taken to one site on June 17th, and the city will pick it up on June 21st.

Furniture is still being left in the dumpster enclosure. Either someone from the complex has to remove it, or we have to hire someone to take it away since the trash truck won’t pick up anything that is not in the dumpster. Cash Hollow Convenience Center will take furniture and old exercise equipment if your vehicle has a Washington County tag. Their number is 423-283-1390. They are open Tuesday-Friday from 8 until 4:30 and Saturday from 8 until 11:45. Please be considerate of the people in our community.

Now that the weather is warmer, some projects are being done to improve the looks of our complex. Drew Bacon volunteered to refurbish and repaint the signs in Bentley Park. Drew’s labor is free and the only money that will come out of the budget will be for paint and supplies. He is almost through with the smaller signs and will put them back in place soon, and one rotten 6x6 post will be replaced.

There continues to be a problem with people bringing glass, specifically beer bottles, to the pool. All glass is strictly forbidden in the pool area. The potential for broken glass is a great danger to those using the pool and a significant expense to drain, clean, and refill the pool.

Each homeowner will soon receive a letter from the HOA informing you that the board has unanimously voted to increase the monthly HOA fee by $50 per month to $250 per month beginning July 1, 2022. Remember that fees are due on the first day of the month and considered late after the 15th.
We continue to find construction materials in the dumpsters. This is strictly prohibited by the city. If you are having work contracted, it is your responsibility to inform your workers that construction materials may not be deposited in the Bentley Parc dumpsters.

Summer is unofficially here! The pool opens tomorrow, May 5, 2022. While enjoying the area, there are a few things to remember concerning the pool.
NO GLASS of any kind is ever permitted within the pool fenced area. (We're looking at you, Beer Bottles!)
Clean up after yourself and your guests. Your mother does not live here (unless she does. If so, she is tired of cleaning up after you).
Close and tie the umbrellas when you leave the pool area to prevent wind damage.
The wooden upper pool deck has been deemed unsafe and has been blocked off until it can be removed. That area is off limits.
Pool hours are from 8am to midnight with quiet hours from 10 pm to midnight. Please respect the neighbors living near the pool.
The pool is for Bentley Parc residents and accompanied guests ONLY. Keys should not be loaned to non-residents. Keep the gates to the pool and pavilion closed at all times.
Children under the age of 16 must be accompanied and supervised by an adult resident. Diapers are not allowed; swim diapers are required.
Pets are never allowed within the pool fenced area, including the pavilion.
If you hear thunder, there is a risk of lightning strikes. Vacate the pool until half an hour after the last time you hear thunder.
There is no lifeguard; swim at your own risk. No running, diving, or horseplay is permitted.

It’s the time of year when termites are often swarming. Be on the look-out for swarms or for termites anywhere around your unit, especially in your basement or garage, around your windows, or on your deck. Termites look like ants with wings. If you see evidence of termites in or around your unit, please call McClain’s Pest Control (423-282-2676). This is the company with which we have a termite contract. Other pests are the homeowner's responsibility.
Expect to hear from a board member by email, phone, or letter in the near future. This board member will be your contact person for questions or concerns involving our community.

The board has unanimously elected Bob Dyson to be the interim president of the HOA. Bob will serve until next year’s board is elected at the August meeting. All other offices will remain unchanged. The board has pledged to assist Bob in his service to the community and asks that the community support him, as well.
In addition to asking that all dog owners pick up their pet’s waste, please have them use the designated areas on each side of the complex and the park near the creek. They should not be permitted to use or play in the mulched areas.

There seems to be some confusion concerning the timing of payments for HOA fees. The following is from the Bentley Parc Handbook (available under Resources, Important Documents on the website).
“Fees are due the first day of every month and are payable through the 15th. On the 16th, fees are considered late and penalties will be applied as follows.
1st month $15 - ($200 HOA Fees) Penalties $15 Total Amount Due $215
2nd month $30 - ($400 HOA Fees) Penalties $45 Total Amount Due $445
3rd month $60 - ($600 HOA Fees) Penalties $105 Total Amount Due $705
4th month $75 - ($800 HOA Fees) Penalties $180 Total Amount Due $980
After the fourth month, legal action will be taken with a lien placed on the unit.
Any unpaid fees that extend beyond the fifth month will result in further legal action. Communications regarding fees should be directed to the Property Consultant.”
Some residents also appear to be unaware of the requirement to remove grills from decks. This requirement was put in place last year as mandated by our insurance company. Fines are being imposed for grills on decks; and since a more than reasonable length of time has passed, fines may be increased in the very near future.
As always, some residents persist in failing to pick up their dogs’ waste. This is not only unsanitary but also very inconsiderate of the other residents of Bentley Parc. Once again, please pick up after your dogs. Additionally, some residents have been allowing their dogs to leave waste on the property of the church next door. We strive to be considerate neighbors, so please pick up your dogs’ waste on our neighbor’s property.

DUMPSTERS: Boxes not broken down and unacceptable items continue to be deposited in the dumpsters. Cameras will be installed at the dumpsters, and individuals found to be in violation of stated policy will be fined.
DOGS: The problem of dog owners not picking up their dogs’ waste has persisted in Bentley Parc. Some dogs are being walked off-leash. Please pick up after your dog, and remember that dogs must never be off-leash outside of their homes.
LITTER: Please remember to pick up all litter, especially cigarette butts, and dispose of it properly. Help keep our home clean.
NOISE: Recently there have been complaints about loud TVs and sound systems. Please be considerate of your neighbors.

That’s a familiar saying that could apply to our community. As volunteers to our HOA board we are committed to maintaining and improving our homes. Not to mention growing our investment.
I am impressed how the board members and Chris (property consultant) have stretched our dues to cover typical monthly expenses. However our community has aged and there is upkeep that’s far from typical.
Our asphalt drive, swimming pool and landscaping expenses need to be planned for. Failure to do so has negative consequences to everyone's property values.
True we have reserves but that figure hasn’t grown and remains stagnant. The only options are to raise HOA dues or assessments for these projects. Borrowing money to cover the costs plus the interest is fiscally the same.
If anyone has any suggestions please share ideas. I would rather pay extra monthly rather than an assessment. However everyone has a say. We need a plan going forward and please don’t shoot the messenger.
Recently our financials were shared with me. Making unpopular decisions isn’t easy but I encourage everyone to attend HOA meetings to hear what I am hearing.
Obviously upkeep must be prioritized and costs investigated extensively. Just like everyone’s household, saving for a rainy day is the goal. Let’s plan and be in a better position when the storm clouds roll in.

Some homeowners have expressed interest in having the minutes of the HOA meetings emailed to them individually instead of reading them on the Bentley Parc website. They will continue to be posted on the website and included in the online archive.
The pool will close for the season on Friday, October 1.
Vehicles have been parking on the main access roads, potentially hindering emergency vehicles. Vehicles have also been parking behind parked cars, causing congestion in the parking areas. All vehicles beyond the allotted parking spaces for any unit should use the overflow parking at the pool/pavilion.
Please break down boxes when taking them to the dumpsters and put all waste inside the dumpsters. Waste left outside of the dumpsters is not picked up by the city.
McClain’s Pest Control conducted the annual termite inspection on Tuesday, September 21. There were some landscaped spots that were identified for treatment, and they will return Friday morning to treat those areas.

Greetings to the homeowners at Bentley Parc. I want to introduce myself as the new HOA president. I moved to the complex in May and have met many of my neighbors, either walking my two Boston Terriers or at the pool this summer. I’m looking forward to meeting all my neighbors. Absolutely no pets of any kind are allowed in the pool, pool area, or pavilion (since it is open to the pool area) at any time.
Our insurance company is adamant that there be no grilling or cooking of any kind on decks. We realize that this is distressful to many of our residents; however, the risk of unintended fires is too great to allow this practice to continue. There is a pdf attached to the email that directed you to this news from the Tennessee Fire Marshal’s Office that will, hopefully, provide some clarity to the situation.

Per the new insurance company: No grilling or cooking of any kind may be done on the decks. Grills may no longer be stored on decks. This determination was made based on the age of the property and the condition of the decks. Grills may be used at a distance of 12 feet or farther from the buildings, either out from the garage or in the parking space in front of the building. The charcoal grills near the creek remain available. Please clean those grills after use.
The safety equipment at the pool is for safety/lifesaving use ONLY. It is not a pool toy, and children must not be allowed to play with it. It has been damaged, necessitating a replacement. The new one has again been used as a toy.
Please check for and repair water leaks, dripping faucets, and running commodes. The water bill comes from your HOA fee and is a significant expense. With a lower water bill, more could be done with HOA fees to benefit the community.
Yet another reminder to please pick up after your dog. Some people still are not complying with this simple courtesy.
